Building is Booming in LoDo

Excerpts from the Denver Post Monday October 1, 2007

No Stopping This Builder by Margaret Jackson

Coors Field Ballpark

Developer Charlie Woolley is building on the success of his previous developments in Denver’s Ballpark neighborhood with a townhouse project, Chroma, at 25th and Larimer Streets.

In a slumping housing market some might wonder why Woolley would start a project now. But Chroma’s downtown location so far appears immune from the suffering felt in the suburbs. “There’s an overall movement to the city center, both here and nationally,” Woolley said. “It’s because they’re smaller households, an aging population and young childless households.”

Sales of nearby projects have done well. Developer Brent Snyder has presold four of the 11 townhomes he’s building at 24th Street and Glenarm Place. He’s also sold 23 of the 101 condos he plans to start construction on in December.

“Most of our buyers are coming from downtown, some from rental buildings or other loft buildings but want more space,” Said Bill Verdon a broker with Kentwood City Properties who is marketing the Welton Street Project.

Snyder expects the sales of the townhomes to pick up when they are finished in November and December. “There are buyers out there, but they want to see what they’re going to get,” he said.

Build Ahead of Schedule!

MOVE IN NOVEMBER 2007!

Welton Place Project Update:

24th Street Townhomes

The 24th Street Townhomes, a phase of the Green Built Welton Place Project, is on track to be Move in Ready several months ahead of Schedule. Bill Verdon with Kentwood City Properties and one of the exclusive marketing brokers for the WSP, attributes this to the efficiency of the builder and the weather. “We’ve had phenomenal luck with the weather this summer. It’s really allowed the build crew to dig in and get the job done.” Bill said in an exclusive interview. Referring to the builder, Taylor Khors, he told us, “These guys have really done a great job for us. They are always here and always working. It’s great to find a company like that.”

The Luxury 24th Street Townhomes weren’t scheduled to be complete until February of 2008. As of this writing they will be ready for occupancy as of November 2007, a full 3 months ahead of schedule.

The entire team, from the developer to the brokers, is extremely excited to offer the public this beautiful product in a timely manner.

Why Build Green?

Save the PlanetThe impact of global warming has brought to the forefront the desperate need of the global community to lessen the impact of human civiliation on the planet. A challenge was put to builders and developers all over the world to lighten the footprint of construction itself. Due to rising carbon emmissions and material production, the impact of building can be staggering.

In the United States, buildings account for:

39 % of total energy use
12 % of the total water consumption
68 % of total electricity consumption
38 % of the carbon dioxide emissions

The built environment has a vast impact on the environment, human health, and the economy. By adopting green building strategies, we can maximize both economic and environmental performance. Green construction methods can be integrated into buildings at any stage, from design and construction, to renovation and deconstruction. However, the most significant benefits can be obtained if the design and construction team takes an integrated approach from the earliest stages of a building project. Century Developement and PacifiCap Properties in association with Bill Verdon and Andrew Gonzales of Kentwood City Properties are leading the charge in the Denver market to meet the challenge of Building Green. The Welton Pace Project is an environmentally friendly, energy saving developement.

Potential benefits of green building can include:

Environmental benefits

  • Enhance and protect biodiversity and ecosystems
  • Improve air and water quality
  • Reduce waste streams
  • Conserve and restore natural resources

Economic benefits

  • Reduce operating costs
  • Create, expand, and shape markets for green product and services
  • Improve occupant productivity
  • Optimize life-cycle economic performance

Social benefits

  • Enhance occupant comfort and health
  • Heighten aesthetic qualities
  • Minimize strain on local infrastructure
  • Improve overall quality of life

Ballpark/Curtis Park, including Prospect Valley and Five Points

The Ballpark/Prospect Valley neighborhood lies to the north of Lower Downtown and Downtown Denver’s central business district. The southern end of the neighborhood (around 20th Street) is anchored by Coors Field, which opened in 1995.

Ballpark also stretches almost 20 blocks to the north from 20th Street, into a section of Downtown that is still very much a functioning warehouse and light industrial district. An increasing number of those warehouses are being renovated into loft projects.

This part of Downtown was established early in Denver’s history, growing alongside the railroad tracks that carried goods and raw materials into Denver’s industrial market.

The current population is approximately 1,400. However, the population is set to explode, with more than 1,000 new residential units under construction.

Curtis Park/Five Points, one of Denver’s first street-car suburbs, has long been the center of the African-American community. Welton Street, within the neighborhood, is the only predominantly African-American owned commercial strip in the country, according to the Five Points Business Association. Curtis Park is also listed on the National Register of Historic Places. The current population is around 3,600. Over 400 new residential units are under construction in the area.

Denver Daily News Spotlights the Welton Place

This article appeared in the Denver Daily News:

Mix it up at the Welton Place mixed-use development
By PETER MARCUS -

In a city swamped by false image and misleading real estate advertising, Century Development, LLC and PacifiCap Properties Group, LLC, offers a refreshing taste of reality.“We’re not here to show you one thing but we’re really delivering something else,” said Brent Snyder manager of Century Development, LLC.There will be no images of beautiful singles sipping martinis in the advertising for Welton Place, the latest Denver development from the partnership of Denver-based Century Development and Portland, Ore.-based Pacificap Properties.“We’re not just going to show you all the beautiful people moving in,” said Snyder. “We gave it more thought.”Welton Place is being developed in three phases with demolition of the site at 23rd and Welton to begin some time in the next month. The transit-oriented development will take up a full city block with its seven-story building comprising of 101 residential condominium units ranging in size from 785 square feet to 1,221 square feet. Units are priced from $275,000-$760,000. Construction is expected to begin in February 2007. Units could have as many as two bedrooms and two baths. The second part to phase one will incorporate 12, three-story townhome units, each with individual garages below two floors of living space. Those townhomes will rage from 1,639 square feet to 2,138 square feet. Units are priced from $479,000-$669,900. Construction is expected to begin in tandem with the activities of the first part of the project. Units could have as many as three bedrooms and three-and-a-half baths.Oz Architecture, Sprocket Design Build, Inc., and design architect, Shears Adkins Architects, spared no details when designing the above units. The exterior of Welton Place will utilize steel in its design making Welton Place the first metal-only, steel, for sale building currently being developed in Denver, according to Snyder.

All phases of the development are being designed with consideration for the principles set forth by the U.S. Green Building Council for Leadership in Energy and Environmental Design (LEED) and the U.S. Energy Star Qualified New Home guidelines.

“We want to keep our goal which is value for our buyers,” said Snyder. The LEED certified design will bring energy efficient living which in turn creates value, he said.

The sales center and showroom located at Park Avenue West and Glenarm Place offers remarkable insight into what Welton Place will have to offer.

The two bedroom, two bath, 1,247 square foot showroom exemplifies the units Asian-contemporary, American fusion atmosphere. The apartment’s living space is aligned with its windows to provide for incredible natural light. Cloth, Asian-like light fixtures hang overhead and sit atop modern end tables.

Starting with the kitchen, granite countertops and stainless steel appliances jump out from the counter. The refrigerator, microwave/oven unit and stove are all stainless steel.

With an island surrounded by leather stools, the unit is very well laid out to account for space.

A glass, circular dining room table sits in the center of the room and divides the kitchen from the livingroom which feels like its own entity to the main room of the condo. The living area has been decorated with cloth curtains, a flatscreen television with in-wall speakers, and comfortable couches. This reporter admits wanting to take a load off and finding whatever game was on television yesterday afternoon.

The master bedroom is not large, but certainly utilizes space very well. It leads to a walk-in closet which leads to a master bathroom with two sinks, also Asian-styled. The sinks are shallow and in the shape of a box. Underneath is a storage area for holding bathroom items.

With space in mind, the second bathroom also has a similar Asian-styled sink which contains a draw underneath for storing towels and other bathroom items. The toilets are 21st century crafted with buttons to flush or conserve water.

The second bathroom leads into the kitchen and living space and also into the second bedroom which is smaller than the master bedroom, but very cozy. The same cloth curtains adorn the windows and allow for much light to seep through when needed.

Welton Place will not make its focus on amenities and only offer limited upgrades to its units. The reason why is because great care and effort is being placed into making sure that they look high-end even before tenants make their selection. There will be six upgrades offered, however, Snyder said.

The facility will also include a fitness center and community room.

Snyder said he expects to attract a wide demographic of people from young professionals to empty-nesters, but he is not expecting too many families.

He said the area is perfect because it’s in the process of a face-lift and is expected to continue to develop. It is also a hop skip and a jump from the heart of downtown Denver and across the street from public transportation, a park, near the library and also a grocery store.

Snyder is hosting a party tonight to introduce Welton Place. The party offers the opportunity to chat with the key players in the project, tour the showroom and find out everything you ever wanted to know about Welton Place. Enjoy sushi, sakai and other Asian delights as Snyder introduces Welton Place.
