In a city swamped by false image and misleading real estate advertising, Century Development, LLC and PacifiCap Properties Group, LLC, offers a refreshing taste of reality.“We’re not here to show you one thing but we’re really delivering something else,” said Brent Snyder manager of Century Development, LLC.There will be no images of beautiful singles sipping martinis in the advertising for Welton Place, the latest Denver development from the partnership of Denver-based Century Development and Portland, Ore.-based Pacificap Properties.“We’re not just going to show you all the beautiful people moving in,” said Snyder. “We gave it more thought.”Welton Place is being developed in three phases with demolition of the site at 23rd and Welton to begin some time in the next month. The transit-oriented development will take up a full city block with its seven-story building comprising of 101 residential condominium units ranging in size from 785 square feet to 1,221 square feet. Units are priced from $275,000-$760,000. Construction is expected to begin in February 2007. Units could have as many as two bedrooms and two baths.The second part to phase one will incorporate 12, three-story townhome units, each with individual garages below two floors of living space. Those townhomes will rage from 1,639 square feet to 2,138 square feet. Units are priced from $479,000-$669,900. Construction is expected to begin in tandem with the activities of the first part of the project. Units could have as many as three bedrooms and three-and-a-half baths.Oz Architecture, Sprocket Design Build, Inc., and design architect, Shears Adkins Architects, spared no details when designing the above units. The exterior of Welton Place will utilize steel in its design making Welton Place the first metal-only, steel, for sale building currently being developed in Denver, according to Snyder.
All phases of the development are being designed with consideration for the principles set forth by the U.S. Green Building Council for Leadership in Energy and Environmental Design (LEED) and the U.S. Energy Star Qualified New Home guidelines.
“We want to keep our goal which is value for our buyers,” said Snyder. The LEED certified design will bring energy efficient living which in turn creates value, he said.
The sales center and showroom located at Park Avenue West and Glenarm Place offers remarkable insight into what Welton Place will have to offer.
The two bedroom, two bath, 1,247 square foot showroom exemplifies the units Asian-contemporary, American fusion atmosphere. The apartment’s living space is aligned with its windows to provide for incredible natural light. Cloth, Asian-like light fixtures hang overhead and sit atop modern end tables.
Starting with the kitchen, granite countertops and stainless steel appliances jump out from the counter. The refrigerator, microwave/oven unit and stove are all stainless steel.
With an island surrounded by leather stools, the unit is very well laid out to account for space.
A glass, circular dining room table sits in the center of the room and divides the kitchen from the livingroom which feels like its own entity to the main room of the condo. The living area has been decorated with cloth curtains, a flatscreen television with in-wall speakers, and comfortable couches. This reporter admits wanting to take a load off and finding whatever game was on television yesterday afternoon.
The master bedroom is not large, but certainly utilizes space very well. It leads to a walk-in closet which leads to a master bathroom with two sinks, also Asian-styled. The sinks are shallow and in the shape of a box. Underneath is a storage area for holding bathroom items.
With space in mind, the second bathroom also has a similar Asian-styled sink which contains a draw underneath for storing towels and other bathroom items. The toilets are 21st century crafted with buttons to flush or conserve water.
The second bathroom leads into the kitchen and living space and also into the second bedroom which is smaller than the master bedroom, but very cozy. The same cloth curtains adorn the windows and allow for much light to seep through when needed.
Welton Place will not make its focus on amenities and only offer limited upgrades to its units. The reason why is because great care and effort is being placed into making sure that they look high-end even before tenants make their selection. There will be six upgrades offered, however, Snyder said.
The facility will also include a fitness center and community room.
Snyder said he expects to attract a wide demographic of people from young professionals to empty-nesters, but he is not expecting too many families.
He said the area is perfect because it’s in the process of a face-lift and is expected to continue to develop. It is also a hop skip and a jump from the heart of downtown Denver and across the street from public transportation, a park, near the library and also a grocery store.
